Formulated with nano-tech polymer technology and high-end pigments, this two-part chemical-cure sealant mixes directly inside the nozzle during extrusion to cure into a sturdy, non-shrinking solid bed.
X'traseal MC-228 Tiling Sealant utilizes a two-part chemical curing system where the cloudy resin and coloured hardener are thoroughly blended within the mixing nozzle. Once cured, the polymer achieves a Shore D hardness of over 50, providing a dense, porcelain-like barrier. Because it contains 100% non-volatile content, the sealant cures without shrinkage, eliminating the tension gaps and depressions common with standard water-based or solvent-based gap fillers. The cured material remains water and mildew proof in high-moisture service areas.

MC-228 is formulated to be permanently mould resistant and water-proof. This stops mould from establishing and discolouring the sealant in kitchen and bathroom tile gaps.
Apply MC-228 when the ambient temperature is between 15°C and 45°C. This range ensures optimal mixing and curing for the two-part chemical system.
MC-228 sets in 3 to 5 hours, allowing for masking tape removal and initial handling. It achieves full cure after 24 hours, ready for normal service.
Disposing of the initial bead ensures the two-part resin and hardener are uniformly mixed in the nozzle. Proper mixing is critical for the chemical cure and full performance of the sealant.

Clean the tile gaps thoroughly to remove any dust, debris, or moisture. Ensure the surfaces are dry before proceeding. Mask adjacent tile edges with painter's tape to maintain clean lines and avoid overspill.
Insert the MC-228 cartridge into a professional-grade caulking gun. Ensure the mixing nozzle is securely attached. Before application, gun out the first 30–40cm of sealant to ensure a uniform mix of resin and hardener.
Position the nozzle tip slightly smaller than the tile gap width. Apply a steady bead along the joint, filling it flush. Use a stainless steel tooling stick to smooth the surface and ensure even compression into the joint.
Remove masking tape after 30 minutes or before the sealant begins to skin. Allow the sealant to sit undisturbed for 3–5 hours. Full cure is achieved after 24 hours at 25°C.

Wear protective gloves and eye/face protection. A properly fitted, particular filter respirator should be used if a risk assessment indicates it is necessary for exposure to vapours or dusts.

Store in cool, dry conditions between 5°C and 35°C. Keep containers tightly closed/sealed until ready for use, away from heat, sparks, and open flame. Unused product is hazardous waste; dispose of contents and container in accordance with local, regional, national, or international regulations.
