X’traseal MC-228 Multi-Color Flexi Gap Sealant is a two-part, coloured tile-gap finishing compound for decorative gaps between suitable ceramic, porcelain, marble, granite and travertine tiles. The two components mix through the dispensing nozzle and cure to a hard, glossy finish designed to complement polished tiling.

Choose MC-228 where the job calls for a colour-matched decorative tile-gap finish, including appropriate wall edges, benchtops, bathrooms and balcony tiling details. It is different from a flexible sanitary silicone or a purpose-designed movement-joint sealant. Despite the product name, do not assume the hard cured compound can accommodate building expansion-joint movement.

  • Porcelain and ceramic tiling: forming an even coloured finish in suitable tile gaps.
  • Kitchen benchtops and splashbacks: finishing compatible decorative tiling details.
  • Bathrooms and washrooms: filling appropriate tile gaps in the specified finishing system.
  • Stone and balcony details: treating suitable granite, marble or travertine joints after compatibility testing.

Apply the two components correctly

Prepare a clean, dry joint and attach the designated mixing nozzle. Discard the first 30–40cm of extruded material to establish consistent mixing before filling the gap. Mask the surrounding tile edges, fill evenly and tool while workable. The supplier's directions call for leaving the finished material undisturbed for several hours and allowing approximately 24 hours for full cure under suitable conditions.

Do not use on PE, PP or PTFE. Confirm coating and stone compatibility, and use the appropriate flexible silicone or joint sealant for locations that require movement capacity. Clean fresh residue promptly with the approved method; cured excess generally requires careful mechanical removal.

Common Questions  

Does MC-228 shrink as it cures?
No. It has 100% non-volatile content and is formulated to cure without material shrinkage.

Why must the first material from the nozzle be discarded?
Purge the first 30cm to 40cm so the two components are mixing uniformly before material enters the joint.

How long does MC-228 take to cure?
Full cure is about 24 hours, with an initial setting period of approximately 3 to 5 hours.

What application temperature is required?
Apply between 15°C and 45°C.

Uses & Benefits  
Two-part chemical-cure tiling sealant for tile gaps on floors, walls and countertops. Cures to a hard, high-gloss, porcelain-like finish with Shore D hardness above 50. 100% non-volatile content means the material cures without shrinkage. Water- and mildew-proof after cure. Available in colours intended to coordinate with tiled finishes.
How To Apply  
Use on clean tile gaps and adjacent surfaces. Fit the mixing nozzle and purge the first 30cm to 40cm of extruded material before filling the joint so both components are mixing uniformly. Trim the nozzle tip smaller than the tile-gap width. Mask tile edges before filling. Apply the mixed sealant, then smooth with a stainless-steel tooling stick. Remove masking tape within 30 minutes before the material hardens. Clean wet spills immediately with methylated spirits or alcohol. Remove cured excess mechanically. Allow about 24 hours for full cure.
Limitations and Safety Info  
Apply only between 15°C and 45°C. Keep the freshly applied material undisturbed during the initial 3 to 5 hour setting period. Wear suitable PPE because direct contact may irritate or sensitise some users. Store cartridges between 5°C and 35°C. Follow the purge and mixing procedure because incomplete mixing can cause curing or colour defects.
