For sealing and finishing tile gaps on floors, walls, and countertops where a durable, water- and mildew-proof joint is required, X'traseal MC-228 Tiling Sealant delivers a high-gloss finish that matches the appearance of porcelain. Formulated with nano-tech polymer technology and high-end pigments, this two-part chemical-cure sealant mixes directly inside the nozzle during extrusion to cure into a sturdy, non-shrinking solid bed.
How it works
X'traseal MC-228 Tiling Sealant utilizes a two-part chemical curing system where the cloudy resin and coloured hardener are thoroughly blended within the mixing nozzle. Once cured, the polymer achieves a Shore D hardness of over 50, providing a dense, porcelain-like barrier. Because it contains 100% non-volatile content, the sealant cures without shrinkage, eliminating the tension gaps and depressions common with standard water-based or solvent-based gap fillers. The cured material remains water and mildew proof in high-moisture service areas.
Numbers that matter
-
Shore D >50: A highly durable cured hardness that resists physical wear, scrubbing, and impact while maintaining a solid bed.
-
100% Non-Volatile Content: Zero VOC formulation ensures there is no material volume loss or shrinkage during the chemical cure process.
-
15°C to 45°C: The required application temperature window to ensure proper chemical reaction and mixing viscosity during extrusion.
-
24 Hours: The standard window to reach full chemical cure, with an initial setting period of 3 to 5 hours where the sealant must remain undisturbed.
Where to use it
This sealant is suitable for wall edge, ground, and tile gap sealing in domestic and commercial wet areas. Common locations include:
- Kitchen countertops and splashbacks.
- Bathrooms, washrooms, and shower recesses.
- Balconies and windowsills.
Compatible substrates include travertine, ceramic, porcelain, marble, granite, and all common building materials.
Installation and mixing limits
To prevent curing failures or patchy colour finishes, the application sequence must be followed precisely:
-
Purge the nozzle: Always gun out and dispose of the first 30cm to 40cm of extruded sealant. This step is critical to ensure the two components are mixing uniformly inside the nozzle before entering the joint.
-
Joint sizing: The tip of the application nozzle must be trimmed smaller than the actual width of the tile gap.
-
Masking and tooling: Apply masking tape to the tile edges before filling the joint. Smooth the wet sealant using a stainless steel tooling stick. The masking tape must be removed within 30 minutes of application, before the sealant begins to harden.
-
Spill clean-up: Clean wet spills immediately using methylated spirits or alcohol. Hardened excess material must be removed mechanically with a scraper.
Limitations
- Do not apply when surface or ambient temperatures are below 15°C or above 45°C.
- The material is not classified as hazardous according to Work Safe Australia, but direct contact may cause skin irritation and sensitisation in sensitive individuals. Wear appropriate personal protective equipment.
- Store cartridges in cool, dry conditions between 5°C and 35°C to preserve the 24-month shelf life.
