On Queensland sites since 1989, N-40 is the trusted staple for reliable sealing. It handles everything from commercial kitchens to roofing, delivering waterproof, mould-resistant joints across diverse substrates. Finish the job knowing you have a compliant, versatile silicone that simply works.

Why this product exists

N-40 was engineered for broad utility. It combines robust adhesion across common building materials with critical anti-fungal properties, making it indispensable for environments from humid wet areas to external roofing. This neutral-curing formulation ensures compatibility and durability where many general sealants fail, providing a single, reliable solution for a multitude of sealing demands. We developed N-40 based on decades of real-world site feedback, ensuring it performs where it matters most.

The numbers that matter

  • Movement Capability ±30%: This ensures your joints can expand and contract by up to 30% of their original width. A 10mm joint can handle 3mm of movement, preventing premature joint failure from thermal cycling or substrate shifts.
  • Temperature Resistance -50°C to +150°C: From freezing mornings to scorching summer days, N-40 maintains its integrity. This extreme range protects your seals against the toughest Australian weather, reducing callback rates for external applications.
  • Shore A Hardness 20: A Shore A of 20 means N-40 cures to a flexible, rubber-like consistency. This optimal flexibility accommodates joint movement without becoming brittle, ensuring long-term performance and durability.
  • Fire Tested AS/NZS 1530.3 (Smoke Developed Index 0-1): Achieves a superior fire rating, limiting smoke generation during a fire event. This is critical for internal fit-outs, commercial kitchens, and other areas where fire safety compliance is paramount.

What it's like to use

N-40 is a ready-to-use, single-pack neutral (oxime) cure silicone. Apply it when temperatures are between 5°C and 40°C. Ensure all surfaces are clean, dry, and free of contaminants. For impervious substrates, use the two-wipe process with Acetone or 100% White Spirits. Masking joint edges before application helps achieve a clean finish.

For optimal adhesion, apply a primer: Adheseal 50A Surface Prep for non-porous surfaces or Everflex Supaprime for porous substrates. Tool off the sealant within approximately 15 minutes of application, before a skin forms, using a moistened spatula. Remove masking tape while the sealant is still wet. Clean uncured product and tools with white spirit.

Control joint depth for joints greater than 10mm with an Adheseal backer rod, choosing one 25% larger than the joint width. Prevent three-sided adhesion by ensuring the sealant bonds only to two surfaces, using a polyethylene tape or release agent where necessary.

Where this product excels

  • Commercial Kitchens, Laundries, & Wet Areas: Its anti-fungal properties and food-safe suitability prevent mould growth in humid environments. The low VOC formulation contributes to healthier indoor air quality, meeting compliance for sanitary sealing.
  • Roofing & External Cladding: Excellent adhesion to Zincalume, Colourbond, and galvanised steel, combined with UV stability and wide temperature resistance, ensures durable, weather-tight seals for flashing, seams, and penetrations.
  • Marine & Vehicle Fabrication: This flexible sealant tolerates vibration and movement, making it ideal for sealing non-underwater joints in boats and vehicles, maintaining integrity against dynamic forces.
  • General Construction & Shopfitting: With broad adhesion to glass, ceramic, aluminium, timber, and PVC, N-40 provides a reliable, fire-tested seal for diverse internal and external construction joints and detailed shop fit-outs.

How it fits in a real system

N-40 often serves as the final sealing component in various construction assemblies. In wet area installations, after substrate preparation and tiling, it forms the critical flexible, mould-resistant seal between wall and floor joints. For roofing and cladding, it's typically applied after metal sheet installation, sealing laps and penetrations to complete the weatherproofing envelope. Always ensure proper joint design with an Adheseal backer rod and the recommended primer (Adheseal 50A Surface Prep or Everflex Supaprime) to maximise adhesion and movement capability.

Choose this when

  • You need a single, versatile silicone sealant for a broad range of internal and external applications.
  • Mould resistance, food-safe compliance, and low VOC are critical, especially in commercial kitchens, laundries, or shower areas.
  • You are sealing common building materials like Zincalume, Colourbond, glass, ceramic tiles, aluminium, or treated timber.
  • Fire-tested compliance to AS/NZS 1530.3 (Smoke Developed Index 0-1) is required for your project.

Don't use this when

  • Not for: Structural glazing applications; use Dowsil 795 Silicone Sealant for these specialised requirements.
  • Not for: Continuous underwater immersion, aquariums, or swimming pools.
  • Not for: Movement beyond ±30% of the joint width; consider products like Adheseal N70 Industrial Silicone Sealant for higher movement capability.
  • Not for: Adhering mirrors; use a dedicated mirror adhesive like Adheseal High Power 609 (test first).
  • Not for: Totally confined spaces, as it requires atmospheric humidity to cure properly.
  • Not for: Applications requiring painting over the sealant, as N-40 is not paintable.
  • Not for: Polycarbonate sheeting, horizontal walkways, or certain natural stone without prior stain testing.

N-40 is fire tested to AS/NZS 1530.3, achieving a Smoke Developed Index of 0-1. This compliance is essential for safety-critical internal applications. Its low VOC content (43gm/L) meets Green Star environmental criteria, supporting sustainable building practices without compromising performance.

N-40 vs. N-80: General Purpose vs. Architectural Specialisation

N-40 represents exceptional versatility, performing across a vast range of general-purpose sealing applications. It is the indispensable choice for jobs without highly specific, niche requirements, providing a robust, multi-substrate, and compliant sealant. In contrast, Dowsil 795 Silicone Sealant is engineered specifically for high-performance structural glazing applications, demanding precise engineering and stringent regulatory compliance. Choose N-40 for your everyday, high-demand sealing needs, and reserve N-80 for critical architectural structural glazing where its specialised properties are essential.

Applying Adheseal N-40 GP Silicone Sealant: Enhanced Protocols & Best Practices

  1. 1) Surface Preparation (Don’t skip it)

Surfaces must be structurally sound, stable, dry, and free of dust, loose material, oils/grease, release agents, curing compounds, and other contaminants.

    Impervious substrates (tiles, glass, metal)

Use a two-wipe process with clean cloths. A suitable cleaner/solvent such as white spirits may be used; change cloths frequently to avoid spreading contamination.

    Concrete and porous surfaces

Ensure concrete is cured for at least 28 days and fully dry. Remove dust/friable material so the sealant can key properly.

Timing: Plan prep so the joint is dry—sealing over dampness invites adhesion failures.
Pro Tip: Mask joint edges before gunning for a neater finish and faster clean-up—less rework, cleaner handover.
  2. 2) Priming (When the job can’t fail)

An adhesion test is recommended. Where primer is necessary, apply with a small brush and allow several minutes for solvent evaporation before sealing.

    Non-porous substrates

Use Primer 50A where required after testing.

    Porous substrates

Use Primer 2001 where required after testing.

Timing: Allow primer solvent to evaporate before applying sealant.
Pro Tip: Priming only where needed protects margin—target it to critical joints and remove doubt where it counts.
  3. 3) Joint Design & Backing (Let the joint move)

Aim for a 2:1 width-to-depth ratio where possible. Internal joints: minimum 5 mm width/depth; external joints: minimum 10 mm. Maximum joint width is 30 mm and depth 15 mm.

    Backing rod for deeper joints

For joints greater than 10 mm deep, use a closed-cell polyethylene backing rod about 25% larger than the joint width to control depth.

    Prevent 3-sided adhesion

On flat joints, use a polyethylene tape or release agent so the sealant bonds to two sides only—movement works as designed.

Timing: Set backing and masking before gunning—continuous workflow, cleaner finish.
Pro Tip: Two-sided adhesion is how you get predictable performance from a ±30% movement sealant—skip it and you invite tearing.
  4. 4) Install, Tool & Clean Up (Finish like a pro)

Apply between 5°C and 40°C (installation guide). Cut the nozzle at 45°, keep the tip in contact with both sides of the joint, and apply by pushing sealant ahead of the nozzle to force it firmly into place.

    Tooling

Tool off with a moistened spatula before skin forms (tooling window ~5 minutes) for a smooth joint.

    Clean-up

While wet, clean tools and spills with white spirit. Once cured, removal is by mechanical means.

Timing: Typical skin time is ~10 minutes; cure rate is ~2 mm/day at 25°C and 50% humidity.
Pro Tip: Remove masking tape while the sealant is still wet—clean edges, faster tidy-up, and no costly callbacks over appearance.

Product limitations

  • Not for: Totally confined spaces. The sealant requires atmospheric humidity to cure; it will not cure without access to air.

  • Not for: Structural glazing applications (Adheseal N-80 or N-60 Glazing silicone are designed for this).
  • Not for: Composite panels without prior testing (Adheseal PU50FC may be more suitable).
  • Not for: Underwater applications, including swimming pools, despite suitability for below-waterline once cured.
  • Not for: Some natural stone types. Always complete a stain testing program before use to avoid discolouration.
  • Not for: Horizontal walkways and other trafficable areas where abrasion or heavy loads are expected.
  • Not for: Polycarbonate sheeting, as it may cause incompatibility or degradation.
  • Caution: May discolour copper and brass. Compatibility tests are always recommended where contact with potentially incompatible materials may occur.
  • Do not: Clean or treat the sealant with materials, cleaning agents, or solvents that may affect or discolour it, particularly during curing.
  • Not: Paintable.
