Achieving a pristine concrete finish is no longer a multi-step chore. When surface imperfections like gravel clusters or pour lines interrupt an otherwise solid pour, the need for a seamless, paint-ready surface is immediate. Planitop Fine Finish delivers that uniform, ultra-fine aesthetic in a single application, allowing for a high-quality finish without the need for additional bonding promoters.

Why this product exists

Planitop Fine Finish is an ultra fine-textured, cementitious skimming mortar specifically engineered for concrete surfaces. Developed by MAPEI, it uses a unique blend of binders, selected aggregates, and polymers to create a rapid-hardening, single-component compound. This formulation allows for feather-edge skimming up to 3 mm thick without needing a bonding promoter, streamlining preparation for subsequent coatings. Unlike coarser patching compounds, its ultra-fine aggregate (0.2 mm) ensures a smooth finish, ready for painting or simply to enhance the concrete's natural appearance.

The numbers that matter

  • Maximum aggregate size: 0.2 mm. This ultra-fine particle size is crucial. It’s what allows for the feather-edge finish and the smooth surface quality needed for painting, eliminating the visible texture that coarser renders leave behind.
  • Maximum application thickness: 3 mm. This range is engineered for smoothing defects and achieving a uniform surface, not for structural build-up. It confirms its role as a finishing layer.
  • Pot life: approximately 45 minutes. This provides a comfortable working window for mixing and application, particularly when covering larger surfaces, before the material begins to set.
  • Adhesion to concrete: ≥1 MPa after 28 days (EN 1542). This ensures the skim coat forms a durable bond with the concrete, resisting delamination even under thermal cycling, essential for long-term performance in exposed conditions.

What it's like to use

This mortar mixes easily with water to a thixotropic, trowellable consistency, making it simple to spread with a rubber or metal spreader. Mechanical mixing at low speed is recommended to ensure a lump-free blend and prevent air entrainment. The approximately 45-minute pot life allows ample time to apply and then finish the surface with a damp sponge float a few minutes later, achieving the desired smooth finish. For powdery substrates that lack cohesion after cleaning, a MAPEI primer may be required to consolidate the surface before application.

During curing, especially in hot or windy conditions, keep the surface moist by spraying water as it begins to set. This prevents rapid drying and plastic shrinkage cracks, critical for the final finish integrity. Clean tools with water immediately after use, before the material hardens.

Where this product excels

  • Smoothing concrete walls before painting: This product provides the uniform, ultra-fine surface essential for a flawless paint finish. It conceals minor imperfections, ensuring paint does not highlight surface irregularities.
  • Levelling surface defects in cast concrete: For issues like gravel clusters, pour lines, or other surface inconsistencies, Planitop Fine Finish offers a monolithic appearance, creating a consistent substrate for subsequent treatments.
  • Skimming precast concrete elements: Whether for buffer panels, beams, or pillars, it delivers a high-quality, durable finish that is ready for installation or further decorative treatments.

Choose this when

  • When you need an ultra fine, smooth finish on concrete surfaces, ready for painting or left exposed.
  • When levelling minor surface defects on cast or precast concrete is the primary job.
  • When a single-component, rapid-hardening product is preferred for efficiency, without requiring a bonding promoter for thin applications.
  • When working in temperatures between +5°C and +35°C.

Don't use this when

  • Not for: Structural repair. This product is a finishing mortar, not designed for load-bearing or structural concrete repairs.
  • Not for: Hydraulic structures or surfaces subjected to significant abrasion. For these applications, use Mapefinish or Mapefinish HD.
  • Not for: Substrates with rising damp, or if applied in layers thicker than 3 mm. Adhere to the specified thickness and substrate moisture conditions for optimal performance.
  • Not for: Application during strong winds, direct sunlight, or if temperatures are below +5°C. These conditions compromise proper curing and final product performance.

Planitop Fine Finish adheres to the principles defined by EN 1504-9 and the minimum requirements of EN 1504-2 coating (C) according to principles MC and IR. These standards confirm its suitability for protecting and repairing concrete structures, specifically for surface protection systems and moisture control, ensuring reliable performance in its intended applications.

Frequently asked questions

How thick can Planitop Fine Finish be applied?

This mortar can be applied in layers up to 3 mm thick. It also feathers down to a fine edge, allowing seamless blending without creating ridges on the surface.

When can I paint over Planitop Fine Finish?

Planitop Fine Finish is ready for painting with Mapei Elastocolor or Colorite lines after approximately 7 days. This allows for a timely handover for subsequent finishing trades.

What is the correct mixing method for this product?

Use a low-speed mechanical mixer to achieve a lump-free, homogenous mix. Hand mixing is not recommended as it can lead to inconsistent results and introduce too much air.

Is a primer always required for concrete substrates?

No, a primer is generally not required for correctly prepared concrete. If the surface remains powdery after cleaning, consult Mapei Technical Services for a suitable consolidating primer.

Applying Planitop Fine Finish: Protocols & Best Practices

  1. Step 1: Substrate Preparation

A successful finish starts with proper prep. Your concrete surface must be solid, clean, and correctly saturated to ensure maximum adhesion.

    Cleaning and Soundness Check

Mechanically remove any loose or detached areas, laitance, or previous coatings. Wash the surface with clean water to remove all traces of dust.

    Achieving SSD Condition

Saturate the concrete with water, then wait for all free-standing water to evaporate. The surface should appear damp with no glistening water. Use compressed air or a sponge to remove any puddles if necessary.

Pro Tip: Never apply Planitop Fine Finish to a bone-dry, highly porous surface or a surface with standing water. Both extremes will compromise the bond and final finish. Getting the SSD condition right is non-negotiable.
  2. Step 2: Mortar Mixing

Correct mixing is critical to activate the polymers and achieve the mortar's intended workability and strength.

    Mixing Ratio

Pour 8.0-8.4 litres of clean water into a suitable container and slowly add one 20 kg bag of Planitop Fine Finish while mixing.

    Mechanical Mixing

Use a low-speed mechanical mixer to blend the mortar for several minutes. Scrape the sides and bottom of the container to ensure all powder is incorporated. Continue mixing until the mortar is completely homogenous and lump-free.

Pot Life: You have approximately 45 minutes of working time at 23°C. Do not add more water to the mix once it has started to set.
  3. Step 3: Application & Curing

Apply a smooth, consistent layer and manage the curing process to ensure a crack-free, durable finish.

    Application

Using a smooth metal or rubber spreader, apply a layer of mortar up to 3 mm thick onto the prepared surface. Work the material into any defects to ensure they are completely filled.

    Finishing

A few minutes after application, finish the surface with the same spreader or a damp sponge float to achieve the desired smoothness.

Pro Tip: During hot or windy weather, mist the surface with water as soon as it is touch-dry. Continue to do this for the next few days to assist with proper hydration and prevent rapid drying, which can cause shrinkage cracks.

Product limitations

  • Not for: Application if the temperature is below +5°C or expected to fall below +5°C during curing.
  • Not for: Surfaces exposed to strong winds or direct sunlight without protective measures.
  • Not for: Mixing with lime, cement, gypsum, or other additives; this will alter product performance.
  • Not for: Hydraulic structures or surfaces subject to high abrasion; use Mapefinish or Mapefinish HD for these applications.
  • Not for: Substrates with rising damp or negative hydrostatic pressure.
