Use S100 Sanitary Silicone for: Sealing wet area joints in bathrooms & kitchens, creating flexible connections for benchtops & splashbacks, and weather-sealing external frames & fittings.

S100 Sanitary Silicone: A Technical Overview

For trade professionals who stand behind their work, Adheseal S100 Sanitary Silicone is the no-nonsense solution for a perfect seal, every time. This neutral cure, anti-fungal sanitary silicone is engineered for demanding applications, particularly in wet areas where performance is non-negotiable. It delivers a superior bond on glazed surfaces like ceramic tiles, glass, and sanitary acrylics, curing to form a permanently elastic, waterproof, and dust-proof joint.

S100 is exceptionally easy to apply and tool, saving you time on the job. Its advanced, low-odour formula won’t corrode sensitive metals and provides extreme flexibility to handle structural movement, ensuring your work remains crack-free and your clients remain happy. With a built-in fungicide and a huge range of modern colours, it’s the professional’s choice for a job done right.

±25%
Joint Movement Capability accommodates structural shifts and thermal expansion without cracking, ensuring a permanent, waterproof seal and zero callbacks.

Core Features & Specifications

  • Superior Mould & Fungal Resistance: Contains a powerful fungicide to actively inhibit mould and mildew growth, keeping wet areas clean, hygienic, and professional.
  • Excellent Flexibility: With ±25% movement capability and 300% elongation at break, it absorbs vibration and thermal movement without cracking or losing adhesion, guaranteeing a long-lasting seal.
  • Neutral Cure System: The low-odour, non-corrosive oxime formula is safe for sensitive surfaces like coated steel, concrete, and plastics, preventing damage and discoloration.
  • UV Stable & Colour Fast: Engineered for both internal and external applications, it resists weathering and harsh Australian sunlight without yellowing, cracking, or degrading.
  • Waterproof Performance: Cures to form a completely waterproof seal suitable for intermittently wet and damp locations, providing absolute certainty in bathrooms, laundries, and kitchens.
  • Low VOC Formula: With just 43g/L VOC content, it meets Green Star environmental criteria, making it a responsible choice for safer indoor use.

The S100 Sanitary Silicone Advantage

  • Finish the Job with Confidence: S100 is exceptionally easy to tool, allowing you to create a smooth, professional-grade seal quickly and efficiently, so you can move on to the next job.
  • Eliminate Costly Callbacks: The powerful anti-fungal formula and permanent flexibility mean you get the job done right the first time, protecting your reputation and your bottom line.
  • Work Across Multiple Substrates: A single cartridge provides a superior, reliable bond to a huge range of common building materials, from ceramic tiles and glass to aluminium and sanitary acrylics.
  • Achieve the Perfect Finish: Available in an extensive range of designer colours, allowing you to perfectly match grout and sanitary ware for a seamless, high-end result that impresses clients.

Proactive Troubleshooting

Scenario: Applying to Damp or Contaminated Surfaces

Potential Outcome: Leads to poor adhesion and subsequent delamination of the sealant. This bond failure compromises the waterproof seal, resulting in leaks and certain callbacks.

Adheseal Best Practice: Ensure all substrates are structurally sound, clean, dry, and completely free of contaminants. For non-porous surfaces like glass and tiles, always use the two-wipe process with a suitable solvent to guarantee a perfect, uncompromised bond.

Scenario: Incorrect Joint Design (3-Sided Adhesion)

Potential Outcome: The sealant is restricted and cannot stretch correctly. When movement occurs, it will tear away from the substrate, destroying the waterproof seal and leading to immediate failure.

Adheseal Best Practice: Always use a polyethylene backing rod 25% larger than the joint width. This controls the sealant depth to achieve the correct 2:1 ratio and ensures the sealant only adheres to two sides, allowing it to flex as designed without failing.

Applications in Practice: Trade Scenarios

For Tilers & Waterproofers: Sealing Movement Joints in a Shower Recess

The Professional's Challenge

The wall-to-floor junction in a shower is a high-movement area constantly exposed to water, heat, and cleaning agents. A failed seal leads directly to leaks, tile damage, and mould growth—a callback waiting to happen.

The Adheseal Solution

Use S100 to seal all internal corners and the perimeter of the shower base. Its ±25% movement capability easily handles structural shifts, while its powerful anti-fungal properties prevent ugly and unhealthy mould from taking hold. The superior bond to glazed ceramic tiles ensures an absolutely watertight seal you can trust.

Best Practice Note

For a perfect 2:1 width-to-depth ratio, install Adheseal Backing Rod in the joint before applying S100. Tool off within 10 minutes of application for a smooth, concave, professional finish that sheds water correctly.

For Plumbers & Cabinet Makers: Sealing Benchtops & Sanitary Ware

The Professional's Challenge

Creating a clean, durable, and hygienic seal between different materials like laminate benchtops, glass splashbacks, and acrylic basins is essential. The seal must be 100% waterproof, resist mould, and not damage the surrounding surfaces.

The Adheseal Solution

S100 provides a flexible, colour-fast seal that bonds aggressively to non-porous surfaces. Its neutral cure formula is non-corrosive and won't attack plastics or protective coatings. The built-in fungicide ensures a clean, mould-free seal around sinks, taps, and vanities for long-term performance.

Best Practice Note

For the sharpest finish, mask both sides of the joint before applying the sealant. Apply a single continuous bead and tool immediately. Remove the masking tape while the sealant is still wet to avoid disturbing the skinned surface and ensure a perfect edge.

Substrate Adhesion & Preparation

Ceramic Tiles (Glazed/Unglazed) & Porcelain

Surfaces must be sound, dry, and thoroughly cleaned of all dust, grout haze, and soap scum. Use the two-wipe process with a suitable solvent for a guaranteed, contaminant-free bond.

No primer typically required

Adhesion to ceramic and porcelain surfaces is excellent. Ensure the surface is impeccably clean for best results.

Glass, Enamel & Laminated Surfaces

Surfaces must be perfectly clean and free from oils, grease, and cleaning agent residues. Use the two-wipe process with 100% White Spirits for a streak-free, high-adhesion surface.

No primer typically required

An adhesion test is always a good practice for critical applications, but primer is generally unnecessary on these substrates.

Aluminium & Coated Steel

Clean metal surfaces to remove any oils or protective coatings. The neutral cure formula is non-corrosive and will not damage galvanized, zinc-coated, or powder-coated steel finishes.

Primer optional for critical applications

For maximum adhesion on non-porous metals, Adheseal Primer 50A can be used if an adhesion test indicates it is necessary.

Sanitary Acrylics & Fibreglass

Ensure surfaces are clean, dry, and free of any mould release agents or polishing compounds. A light abrasion may be required on some hard plastics to promote adhesion.

No primer typically required

Adhesion to acrylics and fibreglass is typically excellent. If required after testing, use a suitable plastics primer.
