Hi-Flex Construction +: A Technical Overview

Hi-Flex Construction + is a single-component, neutral-cure MS Polymer hybrid with low modulus and exceptional elasticity. Its ±50% movement capability maintains seal integrity through thermal cycling and substrate movement. The non-staining, non-corrosive formulation adheres to most construction materials — including metals, concrete/masonry, timber, many plastics, powder coat and glass — often without primer. It guns cleanly, tools smoothly, and cures to a permanently elastic, dust-tight, waterproof seal that resists UV, weather and mould in Australian conditions.
±50%
Movement Capability (ASTM C719)

Core Features & Specifications

  • Neutral-cure, low-modulus MS Polymer hybrid; single-component, ready to use.
  • Movement capability ±50% to absorb joint movement without cohesive failure.
  • Primerless adhesion on many non-porous and porous substrates (verify with site tests).
  • Non-staining / non-bleeding; suitable for sensitive finishes (complete stain test on stone).
  • Excellent UV and weathering resistance for durable exterior performance.
  • Paintable with many acrylic, oil and rubber-based paints (check compatibility; rigid films may crack on movement).
  • Low odour, solvent- and isocyanate-free; low VOC content.
  • Application temperature 5–40 °C; service temperature −40–100 °C.
  • Skin ~10 min; cure rate ~3 mm/24 h @ 25 °C/50% RH (conditions dependent).
  • Complies with ASTM C920 Class 50; non-staining as per ASTM C510 & C1248.
  • Colours: White (9003), Grey (7047), Black (9011); 600 ml sausages.

The Hi-Flex Construction + Advantage

  • Confidence in movement: low-modulus elasticity and ±50% capability minimise edge tearing.
  • Efficient application: easy gunning and generous tooling window for neat, repeatable finishes.
  • Substrate versatility: adheres to common façade and window materials to simplify procurement.
  • Long-term aesthetics: non-staining, non-corrosive formulation protects sensitive finishes.

Proactive Troubleshooting

Scenario: Damp/contaminated substrate

Potential Outcome: Adhesion loss, blistering, or delamination.

Adheseal Best Practice: Ensure substrates are sound, dry and clean; remove release agents/oils/dust. Use two-wipe solvent prep on impervious surfaces and allow full flash-off.

Scenario: Three-sided adhesion

Potential Outcome: Tear failure due to restraint.

Adheseal Best Practice: Use open-cell backer rod (~25% larger than joint width) or bond-breaker tape; target ~2:1 width:depth geometry.

Applications in Practice: Trade Scenarios

For Glaziers (On-site Applicator): Window Perimeter Seals

The Professional's Challenge

Achieve a neat, durable perimeter seal over powder-coated frames and masonry returns with movement and UV exposure.

The Adheseal Solution: Engineered Certainty in Practice

Lightly abrade and solvent-wipe frames; prime porous masonry where required. Gun a continuous bead and tool within ~10 minutes for full wetting. ±50% movement accommodates seasonal cycling without edge tearing.

Best Practice Note

Mask edges for crisp lines; remove tape before skin. Verify paint compatibility before overcoating.

For Builders (Business Owner/Operator): Precast & Tilt-Up Expansion Joints

The Professional's Challenge

Control labour time and minimise rework on large joint runs exposed to heat, wind and ongoing movement.

The Adheseal Solution: Engineered Certainty in Practice

Design joints ~2:1 width:depth; install backer rod for depth control and two-sided adhesion. Apply a steady bead and tool for full contact. Fast skin and robust elasticity reduce sag and accommodate panel movement, limiting call-backs.

Best Practice Note

Prime porous concrete where critical (multi-storey, immersion or high stress). Allow new concrete to cure ≥28 days before sealing.

Frequently Asked Questions

What joint geometry delivers best movement performance?

Target approximately 2:1 width:depth. Use open-cell backer rod about 25% larger than joint width to control depth and prevent three-sided adhesion. For internals, aim for ≥5 mm width & depth; externals ≥12 mm width.

Do I need a primer on every substrate?

Often no primer is required due to strong adhesion. For critical/high-stress joints or porous substrates, use the recommended primer and follow open-time guidance. Always conduct on-site adhesion tests.

How fast does it skin and cure?

Typical skin time is ~10 minutes, with a cure rate ~3 mm per 24 h from exposed surfaces at 25 °C and 50% RH. Conditions and substrate porosity will affect cure speed.

Can I paint over the sealant?

Yes — with many acrylic, oil and rubber-based paints. Check compatibility first. Rigid paint films may crack over moving joints; trial an inconspicuous area.

Where is it not suitable?

Not suitable for long-term immersion (including pools/aquariums), structural glazing, or mirror adhesion (use a dedicated mirror adhesive). Avoid fresh contact with solvents/alcohols during cure and with bituminous/EPDM/natural rubber substrates.

Applying Hi-Flex Construction +: Enhanced Protocols & Best Practices

  1. Surface Preparation

Substrates must be sound, stable, dry and free of release agents, oils and dust. New concrete should cure ≥28 days.

    Two-Wipe (Non-Porous)

Solvent-wipe with clean cloths; replace frequently; allow complete flash-off before sealing.

    Prime Porous Substrates

Brush-apply primer; allow 30–120 minutes open time prior to sealant application.

Timing: Proceed when surfaces are clean/dry and primer is within open time.
Pro Tip: Mask joint edges for crisp lines; remove tape before skin.
  2. Joint Design & Backing

Target ~2:1 width:depth. Use open-cell backer rod ≈25% larger than joint width. For shallow joints, use bond-breaker tape to prevent three-sided adhesion.

Pro Tip: Internal joints: ≥5 mm width & depth; external joints: ≥12 mm width.
  3. Application

Apply at 5–40 °C. Fill joints completely without entrapping air. Hold gun at ~45° for seals (push the bead) and at 90° for triangular adhesive beads.

Timing: Tool within ~10 minutes before skin forms.
Pro Tip: For adhesive use, compress the triangular bead to ≥2 mm to maximise contact.
  4. Tooling & Finishing

Tool with a moistened spatula to compact and smooth the bead. Remove masking tape before skin formation.

  5. Cure & Clean-Up

Allow cure at ~3 mm/24 h from exposed surfaces (25 °C/50% RH). Clean tools/spills while wet with suitable solvent; remove cured residues mechanically. Use hand wipes for skin.
